Terms of Service

Pilot terms for FinFile's current mortgage workflow. Legal review remains outstanding before broad commercial launch.

Pilot service

FinFile provides a current mortgage broker and compliance workflow for mortgage-document collection, AI-assisted extraction, broker review, form generation, e-signature routing, compliance notes, and audit-ready records.

Broker responsibility

FinFile does not replace professional judgment. Brokerage users are responsible for verifying uploaded documents, extracted data, generated documents, Red Flags, compliance notes, and signing packages before relying on or sending them.

Compliance use

Compliance Check outputs, Red Flags, Suspicious Activity Indicators, internal notes, and audit exports are for brokerage compliance operations. Current exports remain legacy audit binders; the broader FinFile Examination Record capability is Planned and is not available in this pilot. Users must avoid tipping-off and must not share internal compliance reasoning with applicants or unauthorized parties.

Acceptable use

Users may only upload files they are authorized to process for brokerage work. Users must not upload malware, unrelated personal data, or documents for unlawful activity.

Third-party services

The workflow may depend on Supabase, Azure, Dropbox Sign, Resend, Upstash, Vercel, and PostHog. Availability and delivery of email, e-signature, and AI/OCR services can depend on those providers.

Pilot limitations

During the first pilot, FinFile runs in sandbox external signing mode (PILOT_SIGNING_MODE=sandbox_external). Dropbox Sign runs only in sandbox/test mode and only for files explicitly marked synthetic; those sandbox signatures are for workflow validation and are NOT legally binding. Real applicant files are not signed inside FinFile — binding signing is completed outside FinFile and each step is recorded through an audited external-signing workflow. No operator can switch to legally binding provider signing without an explicit production configuration change.

Generated document scope

The signed first-pilot document scope covers Form 10 (Conflict of Interest Disclosure) and the Cost of Credit Disclosure. The Individual Relationship Information Form (IRIF) is excluded from the signed first-pilot scope: any IRIF produced during the pilot is a preliminary internal draft, is not generated from the official regulatory template, and must not be relied on or represented as a completed IRIF until the official template is integrated.
